Bu belgeyi Tapu Kadastro M\u00fcd\u00fcrl\u00fc\u011f\u00fc&#8217;nden alabilirsiniz.<\/span><\/p>\n<p><span style=\"color: #000000;\"><strong>R\u00f6levelerin Tanzimi<\/strong><\/span><\/p>\n<p><span style=\"color: #000000;\">\u0130mar durumuna uygun in\u015faat istikamet r\u00f6levesi ve arazi-yol kotlar\u0131n\u0131n belirlendi\u011fi kot kesit r\u00f6levesi gerekmektedir. Bu belgeler Belediye Harita M\u00fcd\u00fcrl\u00fc\u011f\u00fc&#8217;nden al\u0131nacakt\u0131r.<\/span><\/p>\n<p><span style=\"color: #000000;\"><strong>Jeoteknik Rapor<br \/>\n<\/strong><\/span><\/p>\n<p><span style=\"color: #000000;\">Parsele ait zemin jeoteknik raporu al\u0131nmal\u0131d\u0131r. Bunu bir jeoloji m\u00fchendisinden alabilirsiniz ayr\u0131ca bir \u00fcniversite taraf\u0131ndan da haz\u0131rlanm\u0131\u015f olabilir.<\/span><\/p>\n<p><span style=\"color: #000000;\"><strong>Trafo Belgesi<br \/>\n<\/strong><\/span><\/p>\n<p><span style=\"color: #000000;\">Parselin ba\u011fl\u0131 oldu\u011fu elektrik da\u011f\u0131t\u0131m m\u00fcessesinden al\u0131n\u0131r.<\/span><\/p>\n<p><span style=\"color: #000000;\"><strong>Eski Eser Olmas\u0131 Durumunda<br \/>\n<\/strong><\/span><\/p>\n<p><span style=\"color: #000000;\">Parsel \u00fczerinde tescilli eski eser varsa veya plan\u0131nda kurul karar\u0131 al\u0131nmas\u0131 gerekiyorsa, K\u00fclt\u00fcr ve Tabiat Varl\u0131klar\u0131 B\u00f6lge Kurulu&#8217;na ba\u015fvurulmal\u0131 ve projenin bu kurul taraf\u0131ndan onaylanmas\u0131 gerekmektedir.<\/span><\/p>\n<p><span style=\"color: #000000;\"><strong>Parselde Eski Yap\u0131 Olmas\u0131 Durumunda<\/strong><\/span><\/p>\n<p><span style=\"color: #000000;\">Yap\u0131 ruhsat\u0131 alabilmek i\u00e7in, parselde e\u011fer varsa bo\u015f durumdaki mevcut yap\u0131 y\u0131k\u0131lmal\u0131d\u0131r. Y\u0131k\u0131m i\u015fleminden \u00f6nce, binadaki elektrik, su ve do\u011falgaz ba\u011flant\u0131lar\u0131 kesilmelidir. Eskiden kalm\u0131\u015f emlak borcu varsa \u00f6denmelidir. Y\u0131k\u0131m i\u00e7in gerekli ruhsat\u0131 m\u00fchendis ya da mimar d\u00fczenler.<\/span><\/p>\n<p><span style=\"color: #000000;\"><strong>Projeler Haz\u0131rlanmal\u0131<br \/>\n<\/strong><\/span><\/p>\n<p><span style=\"color: #000000;\">Mimari, statik, kalorifer, elektrik, \u0131s\u0131 yal\u0131t\u0131m projeleri haz\u0131rlanmal\u0131d\u0131r. Bu projeler serbest bir mimar ve m\u00fchendis taraf\u0131ndan haz\u0131rlanabilir. Projeler, belediyeye g\u00f6t\u00fcr\u00fclmeden \u00f6nce, yeterli yang\u0131n tedbirinin oldu\u011funun kontrol edilmesi amac\u0131yla \u0130tfaiye M\u00fcd\u00fcrl\u00fc\u011f\u00fc&#8217;ne, kanal ba\u011flant\u0131 kontrol\u00fc i\u00e7in \u0130SK\u0130&#8217;ye, s\u0131\u011f\u0131nak i\u00e7in de Kaymakaml\u0131k Sivil Savunma M\u00fcd\u00fcrl\u00fc\u011f\u00fc&#8217;ne onaylat\u0131lmal\u0131d\u0131r.<\/span><\/p>\n<p><span style=\"color: #000000;\"><strong>Projeler Belediyeye Sunulmal\u0131<\/strong><\/span><\/p>\n<p><span style=\"color: #000000;\">Haz\u0131rlanan ve Belediye Ba\u015fkanl\u0131\u011f\u0131 tescil b\u00fcrosu taraf\u0131ndan tescil edilen projeler, belediyeye sunulmal\u0131 ve tasdik al\u0131nmal\u0131d\u0131r.<\/span><\/p>\n<h3><span class=\"ez-toc-section\" id=\"Yapi_Ruhsatinin_Alinmasi\"><\/span><span style=\"color: #000000;\"><strong>Yap\u0131 Ruhsat\u0131n\u0131n Al\u0131nmas\u0131<\/strong><\/span><span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p><span style=\"color: #000000;\">Haz\u0131rlanan veBelediye \u0130mar \u0130\u015fleri M\u00fcd\u00fcrl\u00fc\u011f\u00fc&#8217;ne onaylat\u0131lan statik, elektrik, kalorifer, \u0131s\u0131 yal\u0131t\u0131m\u0131 projelerine uygun \u015fekilde, Fen \u0130\u015fleri M\u00fcd\u00fcrl\u00fc\u011f\u00fc harc\u0131, in\u015faat ruhsat\u0131 harc\u0131 ve otopark bedeli \u00f6denmelidir. Ayr\u0131ca bir mimar ya da in\u015faat m\u00fchendisinin T.U.S belgesi sunmas\u0131 gerekmektedir. Bu belgenin onay\u0131 ile birlikte yap\u0131 ruhsat\u0131 d\u00fczenlenir.<\/span><\/p>\n<p><span style=\"color: #000000;\"><strong>Parselin Hisseli Olmas\u0131 Durumunda \u0130n\u015faat Ko\u015fullar\u0131<\/strong><\/span><\/p>\n<p><span style=\"color: #000000;\">Yap\u0131 ruhsat\u0131 ba\u015fvurular\u0131nda, t\u00fcm hissedarlar\u0131n izni olmal\u0131d\u0131r. Bu parsellerin imar plan\u0131na uygun olmas\u0131 durumunda ge\u00e7erlidir. E\u011fer \u00f6zel ifraza tabi hisseli parseller s\u00f6z konusu ise, imar plan\u0131na uygun kadastral imar parseli olu\u015fmas\u0131 \u015fartt\u0131r. Her hissedar\u0131n noterden tescilli muvaffakat\u0131, tapu senedi (arsaya hissedar oldu\u011funun kan\u0131t\u0131 olmak \u00fczere), arsaya ili\u015fkin \u00e7ap \u00f6rne\u011fi (kadastro plan\u0131nda ta\u015f\u0131nmaz\u0131n geometrik konumunu g\u00f6steren belge) ile belediyeye ba\u015fvurmas\u0131 \u015fartt\u0131r.<\/span><\/p>\n<p>&nbsp;<\/p>\n<h3><span class=\"ez-toc-section\" id=\"Altyapi_Hizmetleri_icin_Yapilmasi_Gerekenler\"><\/span><span style=\"color: #000000;\"><strong>Altyap\u0131 Hizmetleri i\u00e7in Yap\u0131lmas\u0131 Gerekenler<\/strong><\/span><span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p><span style=\"text-decoration: underline; color: #000000;\">Altyap\u0131 hizmetleri: kanal, su, ptt, elektrik, do\u011falgaz ve yol.<\/span><\/p>\n<p><span style=\"color: #000000;\"><span style=\"text-decoration: underline;\">Kanal :<\/span> Parselle ilgili at\u0131k su projesi Su \u0130\u015fleri ve Kanalizasyon \u0130daresi Genel M\u00fcd\u00fcrl\u00fc\u011f\u00fc&#8217;ne onaylat\u0131lmal\u0131d\u0131r. Onayl\u0131 projeye g\u00f6re, Fen \u0130\u015fleri M\u00fcd\u00fcrl\u00fc\u011f\u00fc2nden izin al\u0131narak\u00a0 binan\u0131n at\u0131k su ba\u011flant\u0131s\u0131 yap\u0131l\u0131r.<\/span><\/p>\n<p><span style=\"color: #000000;\"><span style=\"text-decoration: underline;\">Yol:<\/span>\u00a0 Kadastro yol belediye, imar yolu ise yola cepheli parselin sahibi taraf\u0131ndan yapt\u0131r\u0131l\u0131r. Yollar araziye Belediye Harita M\u00fcd\u00fcrl\u00fc\u011f\u00fc taraf\u0131ndan haz\u0131rlanan yol profillerine g\u00f6re uygulan\u0131r ve\u00a0 kontrol\u00fcn\u00fc Belediye Fen \u0130\u015fleri M\u00fcd\u00fcrl\u00fc\u011f\u00fc kontrol eder. 3194 say\u0131l\u0131 \u0130mar Yasas\u0131\u2019n\u0131n 23. maddesine tabi olan yollar,\u00a0parselin sahipleri taraf\u0131ndan yapt\u0131r\u0131lmas\u0131 gereken yollard\u0131r. Fakat Belediye taraf\u0131ndan yap\u0131lmas\u0131 gereken yollar i\u00e7in de, yola cephesi olan parsel sahiplerinden i\u015ftirak pay\u0131 al\u0131n\u0131r. Bu i\u015ftirak pay\u0131n\u0131n % 50&#8217;si yolun bir taraf\u0131ndaki parsellerden, di\u011fer% 50&#8217;si ise di\u011fer taraf\u0131ndaki parsellerden al\u0131n\u0131r. Ayr\u0131ca e\u011fer yap\u0131lacak yol 2960 say\u0131l\u0131 Bo\u011fazi\u00e7i Yasas\u0131 kapsam\u0131nda kal\u0131yorsa her parselden % 100&#8217;\u00fc al\u0131n\u0131r, yani iki kat \u00f6deme yap\u0131lm\u0131\u015f olur.<\/span><\/p>\n<p><span style=\"color: #000000;\"><span style=\"text-decoration: underline;\">Su:<\/span> \u0130n\u015faat\u0131n sahibi Su \u0130\u015fleri ve Kanalizasyon \u0130daresi Genel M\u00fcd\u00fcrl\u00fc\u011f\u00fc ile su s\u00f6zle\u015fmesi yapmal\u0131d\u0131r. E\u011fer in\u015faat devam ediyorsa SK\u0130 \u015eebeke \u015eefli\u011fi binaya ge\u00e7ici su ba\u011flant\u0131s\u0131 yapar, in\u015faat bitti\u011fi zaman abonelik i\u015flemleri yap\u0131l\u0131r.<\/span><\/p>\n<p><span style=\"color: #000000;\"><span style=\"text-decoration: underline;\">Elektrik:<\/span> \u0130n\u015faat sahipleri T\u00fcrk Elektrik Kurumu ile s\u00f6zle\u015fme yapmal\u0131d\u0131r ve ard\u0131ndan Belediye Fen \u0130\u015fleri M\u00fcd\u00fcrl\u00fc\u011f\u00fc&#8217;nden kaz\u0131 izni al\u0131nmal\u0131d\u0131r. Ba\u011flant\u0131, T\u00fcrk Elektrik Kurumu denetiminde uygulan\u0131r.<\/span><\/p>\n<p><span style=\"color: #000000;\"><span style=\"text-decoration: underline;\">PTT:<\/span> Ba\u011flant\u0131 i\u015flerini kendi teknik ko\u015fullar\u0131na g\u00f6re uygular.
